My apologies, I think this thread is very interesting, sorry to bring up a closed forum, I just had a couple more questions on business titles and it went a long with this subject.

 I do not hold a license, but is there some law that states that a "property manager" a "broker" or "agent" must have a license? I'm sure it varies state to state. My dad manages 50 of his own units, with no license, and I refer to his vocation as property manager. I dabble in wholesaling, buy and hold, and manage my owner properties. Can I have AAA Real Estate Company? Without a license?

@Stephanie Goodman You mention the con of fees. Can you tell me what you pay for fees to get the license, to maintain the license, and other costs associated with having the licence. Thanks!

Brandon Turner mentioned PayNearMe that allows his tenants to pay cash for their rent at 7-11s. And he said lots of his tenants use that. Check that out as a cash alternative.

Hi Shannon. I'm a construction management major and I highly suggest getting a paid internship with a big general contractor or developer, like Skanska, Turner, Gilbane, Parsons, Balfour Beatty, etc. If your market is anything like Seattle, you can get paid $20+/hour for doing basic project management help and every large company loves having interns. The experience learning from these big companies can teach you how the successful people do things. Working in this environment, or architecture firm or development company, can teach you what you like or don't like and show you the avenues to pursue your dreams. All the best to you!

@Patrick Britton Thanks for the recap of the area. Is this specifically the Seattle proper or are you seeing this for the entire Puget Sound area? My area of interest is Skagit and Snohomish counties.
