I have a list of 15 property management companies in MV/Burlington, but we have always self managed, so I have no recommendations. I suggest vetting them out two different ways: 1. pretend to be a prospective tenant and see how they treat you, how the website works for renters, etc, 2. Be a prospective owner and find out how each one operates, do a through interview for each of them.

@Account Closed I don't want to work 9-5 either! I was trying to understand how I can just side hustle and manage a couple more properties for friends and neighbors while I do my own. Legally, I can't just do that. And even if I have my license and have it hanging appropriately at a brokerage, can I legally just do my own property management thing for my friends?

@Robert Gilstrap Awesome advice! Thanks! That is definitely another easy way to have your own control. My whole thought came because if I'm going to manage my family's 20 units, maybe I can just pick up a couple of neighbors' and friends' places, but I know there are laws in doing so. This sounds likes a good way too. And thanks for the NARPM recommendation, I'll check them out!

@Nathan Gesner I'm not really looking for another (a new?) 9-5 job, but that would be a great place to learn more from the professionals.

3. Or option three, do you see brokerages let someone hang their license and they just go do their own property management thing? Or is that just people with enough years under their belt to be their own firm?

Or is that what you're saying in option 2? I like that sound of that. It's more of a side hustle idea for now, I still have a great W2 job in construction management.

I already have a lot of my own forms and procedures, along with the 35 years of my dad's experience (including his garages full of spare doors and parts, tools, refrigerators, etc.).

Thanks @Account Closed this is great advice! Do you do your property management under CRES's system (I see they have a great online portal), or are you branching out all on your own? I can't imagine those big guys letting me do my own property management thing, and I'm not interested in working 9-5 for a company.

Do you also do agent work for clients buying and selling?
