You can attend REIA meetings without being a member. You just have to pay a fee. Then you can get a feel for it without committing. If you go a couple of times and you think it will be worth then go for it. I have learned a lot from REIA meetings and have met some great people. To me it's worth it.

I would invest close to home if I were you. Also, if you really want to talk to some realtors even if it's just for information then you need to call them.

I would terminate the lease since he lied to you. If he's this much of a problem now how do you think it will be when he's an actual tenant? I would also give him his money back just to get rid of him. Oh and block his number. He's just trying to scam you so get out now! Don't let him move in! Good luck!

I am a member of AZREIA and I have learned a lot from the meetings and workshops but I would also love to get together with other investors (new or experienced all is good) and meet other investors in a casual environment where we can just talk about investing and real estate and business. Maybe we could meet at a coffee shop or some other place. I didn't see a meetup for Phoenix. Would any Phoenix area investors be interested in something like this?

I'm new to real estate investing and would like to create a website for my business. I plan on doing wholesale deals at first. I would like to create a website that I can put on my business card to hand out to investors. I want my website to look professional. My background is in web design so I don't need to pay someone to create one for me. I'm just stumped as to what content I should include. I don't want to put on there "I buy houses FAST for CASH in ANY condition..." You get the idea. I'm new so I may not be able to line up a private investor who has cash for a fast closing and all those wonderful things I wish I could promise in the beginning. Should I create something more generic and then once I have several deals under my belt and know how I'm going to be structuring and financing my deals include that later? Also I plan on working with other investors like rehabbers and finding properties that they would be interested in buying. I've been looking for properties and have put up signs and flyers and have been networking with other investors and would like to create a website in the evening when it's too late to interact with people or look for properties. Any ideas? Thanks in advance!

I would stick with properties close to home. How much is your time worth? Do you want to drive far away to scout properties and do deals all the time? It might not sound like a big deal at first but trust me it will get old. There are deals to be had everywhere you just have to find them and you may have to change your strategy. So if it were me I would invest in properties close to where you live.

Thank you all for your responses! You are giving very helpful advice. I have been thinking of getting my real estate license in AZ and I think that would help me. I also just need to get a feel for the market here and network with local investors. I will add it to my to do list to calculate/analyze 3 deals a day.

I am interested in investing in real estate. My first thought was to do some wholesale deals for some quick cash and then later do buy and hold and/or lease options. But now I think it would be better to just pick a strategy or niche and stick with it rather than trying to learn and do everything. For those of you who are more experienced investors, what do you suggest? How did you start out with investing? Would you recommend starting straight with buy and hold or doing wholesaling first? Either way I will need to find a money partner or get a loan for the property unless I do assignment of contract and arrange it so I don't pay down payment or closing costs or anything. What do you all think? Thanks in advance!

Hi Debbie! I am so sorry this happened to you! I saw that you got most of your money back. Did you get anymore back? Any updates? Have you started investing yet? We would love to hear an update! You have a lot of support in here which is great! I hope you are doing well!
