Gabriel Harrison I highly suggest finding (in this order) a reputable hard money lender/private financing, a wholesaler, a contractor and a property manager (if out of state) to work with. Line up the hard money loan amount you could be approved for, buy a fixer from a wholesaler, have the contractor make repairs and either 1) rent out or 2) flip depending on numbers and then use delayed financing to pull out the value of the home and pay off most of the hard money loan or wait 6 months and refi to pull out the purchase price AND remodel money and pay off hard money lender. If you find the right property you will be invested $0 and still cash flowing close to your desired number. Then repeat! Good luck!

@Justin Young Gotcha! For the last couple years I have been watching condos in Waikiki and looking for a deal but found the same as you re HOA fees. I have been trying to build a team for flips or BRRR properties. But have yet to find a REI friendly agent there and that is usually where I start. What states are you invested in? Nice to see a local on here!

Hi Justin Young !
I am originally from Hawaii and have been wondering if there were any folks on here investing on Oahu and what the coc returns look like for rentals. Any ideas or are you investing out of state? I know Oahu fairly well and was thinking about starting a team out there for flips or buy and holds. What is your strategy for REI out there?

I should clarify the position: you have reached a point where you have a number of rental properties cash flowing (enough to replace your W2) and have say $800k in cash for down payment in a home. Do you rent and invest the $800k or use it as a dp on a home?
