I agree with the others. Go with the company that has the lowest fees and best splits and doesn't require desk time (or minimal if any) unless you want to sit and wait by the phone at the office. My broker charges $300 e/o fee and nothing else. I pay for my realtor dues/mls/supra key/marketing on my own since it's not the office responsibility. There are enough fees in my state of CT to being an Agent and I don't need anymore by my Broker. He also understands that I am an investor and not a "typical " agent which keeps any pressure off of me to bring in sales on a regular basis.

It's recommended to hire and inspector to go over the home prior to purchase. They often find things that we can't.

James Bynum - I don't know why you would be "raising red flags" by advertising your home with its accurate square footage. I'm a licensed Agent and in my state - all real estate that I'm a part of must be tried and true with accuracy or my license will be taken into question. I don't know if you are licensed and You can become part of future litigation by a seller if they felt that you misrepresented the house that they just purchased. Especially if there is possible prior knowledge that you knew about this 100 sq feet (you measured your neighbors so I'm assuming that the neighbors know too). But I'm just guessing here. Represent a true product and you won't have any issues.

Alex Schafler III Keep working at it. It will happen. I have two jobs and a real estate license and I'm a single Mom. I have 2 rentals and work like a monster. There are 2 ways to think about the job/salary issue :1 is to accept it or 2 is to change it. Think about how you want to approach your situation. Only you can change it.

I am a single mom- investor and Realtor. My full time job is a teacher. I completed one flip and have two rentals along with my primary residence. I have found it challenging juggling it all with a child. That's probably why I haven't done more, although I am looking for a deal right now. I keep my teaching job for the benefits (and steady income of course) which helps with raising my child. I'm guessing family is the reason why you don't see as many women out there - it often falls in them to be the primary caregivers.

Get your agent and have them show you the property and do your diligence and inspections. Some Agents are worthless. I'm an Agent and even I have trouble sometimes getting info from Agents. Truth be told- Some Agents don't even know of the issues in some of their listings also. They just go on what the seller tells them.

I have two section 8 rentals and in my state, they don't give money for repairs or maintenance of the property. It's strictly rent.
