Washer / dryer hookups are great compared to units that do not offer them. Let the tenant supply their own washers and dryers. Repair costs are not worth it for these as a landlord responsibility.

Adam Curry I use the company A3 for my direct mail letters. I just send them a spreadsheet of my list and they print and hand sign letters and print them.

Post: Why does it seem so hard for a realtor to submit low ball offers?

I'm an Agent in CT. I have put in countless "low ball" offers and have to do it when I'm representing a Client. Sometimes my gut tells me it's not going to go anywhere- but that doesn't matter I do it anyway since that my job. Investors are great since they purchase multiple properties over time instead of regular homeowners who usually purchase 1 or 2. So if that low ball offer doesn't get accepted- another one will. It's just a matter of time. You do have to find the right Realtor for you although we are all required to put in what the Client wants. Some will do it with a smile on their face😀.

Absolutely get it. You will make money just from commissions when doing transactions from the MLS. My classes were done years ago in person. Much of the job is learned hands-on post license exam. You just have to disclose it during all real estate transactions, which isn't a big deal. Good luck!

I have a potential deal on the table in CT that would require the Buyer to inherit a elderly tenant. The family inherited a home and they put their Uncle in it to prevent the home being vacant. Home needs total rehab- no heat or running water- the Uncle shouldn't be living here at all. Anyway- how long does the eviction process take in CT? This tenant issue is a major reason why I am not investing. The Uncle is a vet and I'm putting feelers out on housing options for him but haven't obtained info on that yet.
