I find that starting with a goal in mind and the criteria to achieve that goal is useful to pick which city to invest in.

Ouch that hurts. Anything the HOA can do in terms capital improvements to lower the rate? Such as a better rated roof to handle the hail?

My condos outside of Seattle have had unpleasant insurance increases, but no where near 98%. HOA YOY hovering right around 5%.

To collect rent I've used apartment.com (used to be cozy) for years and it does not require any notarization process.

All great advice so far. Mine is similar:

- Strategy: House hack a multi if you can 2-4 units or an SFR.

- Handyman skills: I survived off youtube before I could afford professionals

- All books, blogs, ect. basically have the same information these days. Find a few your can connect with and run with it. Do be careful not to get lost in it. Action is key.

- Mistakes: Slow to network and leverage the experience around me.

Most of my clients looking to acquire STRs are re-evaluating their strategy or underwriting properties to support LTR or MTR strategies as a back. That changed over the last few years where a back up strategy was an afterthought or non excitant.

Headwinds: regulatory, interest rates, house prices, "professional" competition, and market saturation.

I've house hack a duplex and came was in the boat. Couple options:

1) Hire a landscape company and bake the cost into the rent.

2) Let the tenant handle the basic stuff and write in the lease. Such as: mow grass, fall clean up, flowerbeds, etc. The major stuff such as hedge trimming and tree maintenance handle yourself. Of note, if there is an item that is not easily fixed if tenant destroy, keep the responsibility.

The transition of the current tenant and their set of responsibility:

1) Leverage the lease if that's covered

2) Inform of new responsibilities, negotiate if you have to.
