Depends how much you have in there and the end goal.

Could do a self directed IRA, but its a long term play since you can't touch the funds w/o penalty.

I would agree.

There are few deals on market open to creative financing. They are found off market or by "farming" the MLS. That involves a lot of phone calls and conversations.

I find agents who have those type of opportunities for their clients, typically are looking for this type of deals for themselves first, then pass on to their friends and best clients, then to their email list where the competition is fierce.

Possible, but will be hard.

There is a huge amount of competition for deals. No money down deals with high profits are the unicorns we are all hunting for.

I'd suggest looking into househacking. A duplex preferably.

I like the long term thinking. Year on year rent increases and appreciation is where the wealth is built.

I limit the # of pets and depending on the property & insurance, the bread and size.

$250 non refundable, $50/mo per pet.

Keep in mind those ADA laws.

By rebate, do you mean a kickback? If so, that means the agent is gifting you part of his paycheck.
