More joy on the regulatory front for landlords.

Quite frustrating. The end results of the policies have the opposite effect then marketed. In the end, they hurt tenants as landlords counter to mitigate risks and protect their meager profits.

I'd start calling on the local lender (broker) and find one with the understanding of your strategy and the loan products to make it happen.

Congrats!

I've also had an appraiser almost tank a transaction. Thankfully my broker lender had a past life a RE agent and was able to connivence the underwriter that the appraisal was understating the value of the property. Saved the transaction.

I agree @Hansel Gunawan, heavy development in Seattle and surrounding area.

Lots good locations in Seattle, your budget will determine where you can invest and from there we can narrow down the area.

My personal favorite for house hacking are multi families.

The Seattle area is very competitive on small multies.

A lot of investors use a long term, tax, and equity push strategies.

Seattle is an appreciation market. To cash flow a large downpayment is necessary or you play the long game with YOY rent increases and fixed debt.

I've house hacked in the Seattle area, what are you looking to accomplish long term?

I'd add think long term. The competition for the unicorn cash flowing discount deal in year one is fierce. Play the numbers out 5 years with rent increases, fix debt, and conservative appreciation. It has made a lot of folks wealthier then cash flow plays.
