I like the asset class because it felt somewhat recession proof, and if you find a more local "mom and pop" type tenant, the returns can be quite high. Of course risk is higher with these smaller tenants, so need to do plenty of due diligence on their business and get personal guarantees on the lease.

I've seen it done a variety of ways. Best is to run market comps and see what is the norm. You can use also use it as a competitive edge by going against the grain.

Certainly gain an understanding of their situation and make the judgment call.

However, if your state/county is as unfriendly to landlords as mine, I would recommend starting the eviction process just in case. Of course maintain full transparency with your tenant.

Don't forget about late fee. 

Either way you go, be cautious as to the precedent your are setting and fair-housing laws. You must treat all your tenants the same.

On the other side of the coin, should the pet turn out to be service or emotional support, regardless of your policies the pet is coming in.

Might as well allow the pets with pet rent and non refundable deposit before the tenant finds a loophole.

I've used Quickbooks for years and scales well. There are a few methods to run a RE business.

However it is a love / hate relationship. I'm constantly running into issues with bank connections. With their latest updated, I'm back to a manual download of data for 10+ accounts for the past 3 months.

@Dana Bjorn I'm a fan of Marysville and the Seattle North end in general. Both have been growing in equity and rent YOY. The tenant/landlord regulations are friendlier then Seattle proper and King County.

- Rental: A, B, C, D market

- Flip: A, B, C, D market
