Hello BP!!!
My family and I want to jump in real estate but dont have a lot of money to buy the best house out there. We will start with a small two or 1 bed room house and move up from there.
Now I am looking for some help, some insight in a specific area were we found a house we can afford. The stree is Nocta and it is in Ontario California. Anyone from the area or used to leave around there know if it is somewhat safe?

@Manolo D. Thank you for the information. I can see that your a Contractor, mind if I ask you a question. What City near LA would be ideal to build a studio and rent it? I can see that most of LA is so overpriced to invest, but I am searching...trying to look for a deal.

Thank you @Jo-Ann Lapin and @Pete Perez. The puts me at ease on having some response from tenants. I will make sure I price it right.
True the hard part is finding the right tenant. I will have to search for some forms and run credits. Do you guys know of any good ways to screen tenants?

Hello BP!
Today I have turned in my paper to a lender to see how much I qualify for buying a house. I live in Los Angeles Area but planning to buy a house in Ontario. I want to house hack it buy making a studio in the back and renting it. My main concern is if it will rent...
I noticed that rent has been going up steady and I have searched rent prices in Ontario but my biggest fear is that I will not find no one to rent the studio. Anyone has run into this or have been in my shoes before?
Any help will be much appreciated!

Hello BP,
I have a good friend of mine that has an investment property in Las Vegas, Zip code 89139. Currently being managed by OneStop Realty.
My friend just sent me this;
"For the month of July, my tenant has not paid rent as of the 8th, my management company attempted to call and email but no response. On the 13th, the management company finally filed for 5 days eviction. They do a bad job keeping me informed or follow up, I am always the one that has to reach out to them and find out what's going on. I called and spoke with the broker/owner, asking to see if it's possible for them to stop-by my property and find out what happened to my tenant? Did they leave? Did they just stop paying rent? Was there a medical emergency? The broker/owner refused to do any of that. Plus the entire company is taking a very laid-back approach which frustrates me because I don't feel that they are doing what they can to help me."
Any investors that have properties in Las Vegas can help us out on a good property management company they recommend?

Thank you for the information!!! I will do more research and talk to a lender to see what are the option. I just dont like the fact paying an extra payment each month but thats what it is when you put less than 20% down.

We are most likely looking at the same websites when you search for single payment PMI or lender-paid PMI.
Did your lending give you any hassle on amortizing it?
Also, how much of a percentage down are you putting if you dont mind me asking?
