My understanding is you have to prove relocation through your job more so than the down to inch on the miles, but roughly 100 miles is accurate. could be 90, could be 110.

Do it! cut your housing expense and get a property. As a house hacker, this is def a good way to start your portfolio. The downside to you plan is the cost of the bay. I suggest you connect with a wholeseller in your area if you plan to move fwd with that idea OR get creative with your financing like a subject to. OR plan 3 look for out of state investing and ditch the househacking idea. There's tons of ppl from all over the place on here that can give you some idea of their lower cost market.

let everybody and their mama know youre an investor and are always looking for partners/investors. Keep a log almost like a powerpoint/flyer something that has tracked your deals, what you did, and the returns you're getting.
