Depends on the zoning. My thing against this is usually 2 house-1 lot properties only have 1 meter (so the bill splitting can get tricky).Another thing is if tis zoned as SF, then the work you do to the added prop will not be recognized by the city (this happened to me during appraisal).

Depends on the lender. You can have your family be a co signer on the loan, but you'll still have to occupy it as your primary residence. 

You could get the financing under your name, have them put the 25% down, and then add them to the tile (or vice versa).

Double check but alot of lenders aren't allowing a cash out refinance on a rental property, double check. If they are then it looks good.

Yes, We're multi family ppl so it makes sense for us, but you need to look at your goal. If you buy 4 individual (conventionally) then you will have 4 separate closings, unless you're purchasing a portfolio.
