Investment Info:

Single-family residence buy & hold investment in Lake Elsinore.

Purchase price: $369,500
Cash invested: $25,000

What made you interested in investing in this type of deal?

I saw potential outside of Los Angeles county, pricing points in Lake Elsinore made a lot of sense at the time in comparison to expensive southern California markets.

How did you find this deal and how did you negotiate it?

My sister bought a house in 2012 directly from the builder. I decided to put down my name on the waiting list, a couple of days later they called me with an available lot.

How did you finance this deal?

10% Conventional (401k loan)

I actually have the same problem as @Collin Van der Veen. I’m having trouble finding financing for my first deal OOS since I was laid off in August but have enough capital to buy a couple properties in cash. I have a couple of rentals in California that cash flow about $250 each. What do you advise me to do to help qualifying for a loan since I prefer to use leverage to scale faster?

I live in Vermont and invest here and South Carolina.  I’m also looking now at investments in North Carolina and Georgia.  No issues at all with me being away as long as you have the infrastructure in place of a handyman/plumber/heating person.

Thanks for the heads up Mark! I'm excluded from capital gains since it was a primary 2 out of the last 5 years. Thank you for sharing !
