Buy and hold!  I'm no expert, but I feel like we have at least 2-3 years of solid appreciation

  I sold everything I had in Vegas over the last few years (and moved my money to NorthDakota houses).  Kicking myself every day!

I'm in a similar situation in my primary job, which demands my attention 24x7, except for when I sleep.

Maybe find someone to partner with, where you just help eachother when needed.  You can take some of their workload when you're 'working,' and they can take some from you in exchange for some personal time for each of you?

First thing to factor is the [usually high] monthly fees to own a condo. compared to SFH, they usually have higher fees that [in my opinion] you're throwing away. This reason alone, I stay away from condos.

VEGAS is very protective of their biggest investment, HOTELS!   they hate short-term rentals, and will do whatever they can to stop you.    BUT, there are so many, there's really no way to stop people.

I have lived in Vegas 11 years, I'd vote long-term rentals.  I see lots of long term upside with buying and holding!

Hi, thanks in advance for feedback. 

I'm 38, have a good job, and own 12 single family investment homes.  Things are going great.   I've read dozens of books, and they all seem to be directed toward the novice or wannabe investor 

What books are there for the almost-millionaire?  Doesn't necessarily need to be about Real Estate.  I feel like now that I've gotten to this point in my Investing career, it's up to me to Lead myself.   

MONEY by TonyRobbins was the best book I've read recently.    I'm not trying to be "rich," I'm trying to build a secure future for me and my family.  As I say it, "I'm running as far away from failure as I can"

Went to the auction for the first time last week, just to scope it out.   So many unknowns being a rookie at the auctions, looking to meet up with experienced Auction buyers / rehabbers / flippers.
