What is the best service for Landlord supplied cable or satellite network? Obviously my cable options are limited by the geographical area. Dish and Direct both do "commercial plans". Who is currently utilizing this framework and how do you like it?

It will be hard to disallow something now that you have set a precedence. You can't pick and choose who you want to have what benefits without facing some form of potential litigation. From this point forward, adhering to the pet policy in the lease should easy for new tenants.

If it was me, I would allow the person the cat but collect a sizable pet deposit.

They can be a great moneymaker, follow these two rules. 

1. Ensure you invest in an area that encourages short term rentals and won't make an ordinance against soon after purchasing.

2. Underwrite you property so it can perform both in a short term capacity AND as a longer term rental.

There will be a strong total market correction later this year.

Be advised I was wrong last year, the year before that, and even the one before that.

I researched this in much detail a few years ago when legitimizing my RE business. If you have numerous properties, need detailed accounting for each, and use a CPA, I would go with Quickbooks. It is a pain, and cost money each month. If you are not yet to the point which I described, I would use Stessa (Stessa.com). It is free (or at least was) and seems very simple and intuitive.

Thanks for your continued service! I was stationed @ Ft.Stewart for 4 years myself. To answer your question, yes some of the richest most successful people in the world invest in negative cash flow "deals." But, these are in areas of extremely high appreciation, and gentrification (NY, LA, SF, etc). 

There are two ways to look at your deal. First let's look at it from an investors only perspective. If you were to rent out these two units what would be your ROI (cash on cash with your financing)? How well does this stack up against other properties? How well in demand will this property be for your target tenant pool?

Second, you should look at this through an owner occupied lens. What would your net cost be to live there per month? Is this number smaller than a comparable home you would put yourself in?

At the end of the day if you like the property and would want to live there, this is an opportunity for you to get into a home/investment using "owner occupied" financing. If you can, I would save your VA loan for another deal. Once you use that up you cannot use it again without selling or refinancing.

Man sorry you had to deal with this. This is the stereotypical CA worst case scenario explained. You know you can't, but I'm sure you have thought about taking justice into your own hands. It would be tough to restrain yourself from physically moving them out of your house.

I think we should help ease the economic and financial pain of covid....... By placing it all on the backs of landlords.

If the state wants to help tenants during this time, they should be carrying the burden, through direct to landlord grants, stipends, etc.
