The entity is his LLC. He has also included his past projects and a list of references. In addition he says that he is putting his own money into the deal. I will contact the references and go from there. Thanks again.

He is looking for a minimum of 25k, up to 250k. The rates range from 35 percent to 45 percent depending upon the amount invested. I am asking him about past projects, references, and the entity.    He has developed a high quality portfolio explaining the details of the investment, and pro forma numbers. I am contemplating an investment with a local developer. I would be able to contribute as much as I wish and am "guaranteed" up to a 40 percent annualized return, or the option to profit share. The current project is at the stage of land acquisition and currently in escrow. There have been permits pulled, and rezoning pre-approvals. I have the option of getting my money back plus interest upon a construction loan during phase two, which means I would have theoretically no ties to the sales price. 

I met the developer at a local RE meet up and he seems knowledgeable, and trustworthy. The investment would get me a note and deed of trust. What further due diligence should I do prior to sending funds to a Gentleman I just met?

I appreciate your help and advice.

Cash flow is condidered the monthly net after all expenses are paid. This is typically found in the mid west and the south. The cities mentioned will not cash flow well, but have a higher probability of appreciation. Hope this helps, good luck.

Thank you both for your input. I have been investing out of state for a few years with good success, but now with the new addition to our family, I am looking at investing more in our local area. I understand that deals are hard to come by in our area. Even fixers, when the are listed on MLS in our area, are beyond the typical ARV ratio needed to turn profit. I believe hard work and energy is needed in order to find deals in this area. As we all know our personal limits, I know that I do not have the time and energy to drive for dollars, send mailers, pull lists, etc. My experience is with the purchase, rehab, and rent/sell. Thats what teams/partnerships are great.

Can anyone refer me to an agent (or wholesaler) who specializes in investor based, undervalued properties? I am open looking for someone with great knowledge of the Ventura county and Northwest Los Angeles county areas.

I have had success investing in the South, and Midwest, but looking to acquire more units in my neck of the woods.
