Hello BP,

I have a friend who is in a predicament. He was in a subprime loan and foreclosed 5 years ago. He has purchased a new home for him and his family, but is currently paying 600 a month in PMI. Although he does have 80/20 LTV he has not been able to refinance due to his semi recent foreclosure. Is there any way to obtain conventional in this situation?

Hello BP friends. What are your thoughts on investing with buy and hold strategy in Orlando? I have typically liked 3/2 SFH in A/B/ neighborhoods with goods schools. Is this area possible to support that while giving good cash flow even with their higher insurance and recent market climb? Can anyone recommend a good agent who is familiar with working with investors?

Hello BP friends. I am a rather new invester, but apparently hit a threshold. I currently have USAA insurance (whom I like very much) and they insure my primary residence, autos, umbrella, and 12 rentals (in 4 different states).  Unfortunately, they will not insure any more rental properties. I have called the next highest rated national insurance company (Amica) but they will only insure 4 properties. I have called a few local brokers, but they are only licensed to insure homes in the few states to do so.

I was hopeing to utilize one insurance company for all of my needs, is this possible to do with a good insurance company and a high level of service?

Hello, I was wondering if anyone has any knowledge on buy and hold investing in Syracuse. It appears they have great rent to value ratios, and a good school system.

Does anyone have any input on this market?

Do you recommend agents or wholesalers in this area?

I appreciate all of the insight on Charlotte, especially you Curtis for the detailed explanation. I have invested into four other states in the past, and looking forward to possibly investing in Charlotte.

Are there any neighborhoods which are currently going through a gentrification process now? I like to invest in areas which were depressed, but have a new spark and attract young professionals.

I personally believe 1 percent is the new two percent, especially in A and B neighborhoods.
