Frank Artusa Great job leaving notes at the property. Do you plan on mailing to them monthly? Driving for dollars definitely works but with everything, it's a numbers game. The more sellers you talk to, the more deals you'll do.

Christian Garcia Like everyone else said, you don't have to tell the seller you plan on making a profit. They're probably already assuming you aren't doing this for free and good will. That being said, be honest about what you're doing and what your plan is. Disclose everything - even if the seller doesn't ask. That's the only way to ensure you won't run into problems (legal or not) and get to the closing table. Good luck!

Jordan Glenn Have you driven in Globe lately? I drove through there on my way to NM for the 4th and was shocked at what I saw. It looks almost like a ghost town...lots of empty commercial buildings and not many people in sight. Very quiet town.
