@Debbie Liu I'm not familiar with any of Sean Terry's products but like @Michael Mullins said, his free stuff on YouTube is pretty good. What does he cover in his 100k and 12k programs?

@Valerie Lang If you're looking for 20k-30k houses, look in the midwest like Ohio, Indiana, Kansas City, ect.

Welcome to BP @Bryan Self You should start attending your local REIA/meetups and network with other investors. Talk to people and get a pulse on what they're looking to buy in your market. Then find those deals, put them under contract, sell them and get paid. Good luck my friend.

There's a lot of variables to consider that will make or break your response rate. Quality of properties identified, marketing message, competition, ect.. One thing I'd recommend doing is including a picture of the property in your message. This works well with absentee owners because they may not have seen their property in years. If it's in really bad shape, this may increase their motivation because they can see with their own eyes how bad their property is.
