@Alvin Uy cash is cheap. I would cash out refi to take advantage of the low interest rates. Let your tenants pay down the new loans. Use the cash and find a sound real estate investment that meets your current needs / criteria.

@Isaura Orellana. If u r numbers focused, how does the possibility of a subprime auto lending bubble effect Detroit?

It seems new reports are hitting the wire each month on this. It would also seem this could hit Michigan/Detroit hard.

@Connor Mullen. The fact that u r spending time to interview multiple PM’s shows u care about your business. In this case, call each PM’s main line for a mock issue to see how it is handled. Utilize that feedback in your interview.

Run a report on homes that have sold fast in a medium to slow market and investigate pictures / details.

In my area, as homes enter the market I can tell instantly if it will go fast (nice kitchen, lighter than darker colors, a few nice bathrooms).

So.....the aftermath is.....the good homes go fast.

@Kirk Frickey. If u want cash flow, consider MF. If u want long term wealth, consider SFH's in 4-5 star neighborhoods w/ BRRRR method.

Define your goals first if u haven’t already.
