My contractor’s real estate agent said the last three homes she sold were all people leaving state.

My water softener guy said he is seeing A LOT of the wealthy in the Barrington area leaving the state.

It’s not a good situation right now with no improvement from what I can see.

@Ben I. Consider diversifying your portfolio and try other states. Illinois is going to get worse before it gets better. I live in Illinois and will most likely start to deploy capital in surrounding states.

@Chris Bustillo. Invest 10k in GLD. Put the other 10k in the SPY. Everyone can agree the market is high but nobody can agree when it corrects. There are not many assets right now worth putting money in....accept for gold IMO.

If u r willing to take on more risk, put the second 10K in GLD in a month or two.

@Jordan Petty Patience/timing is your biggest asset. Work the numbers in your business plan to include how much u gain by waiting for next cycle or waiting for a good deal that cash flows X amount.

@Andrey Y. U r correct. But I was answering the question “where would u park Your cash in the current environment”. Sometimes foregoing 1 year of cash flow pays for itself and then some. For example: market falls. Stocks and real estate. If u r in a low cost/low fee easy to acquire gold ETF, u make money while everyone is losing buying power. U can then sell Gold ETF and deploy that money to new discounted properties giving you more cash flow and greater price appreciation. But yes, u will not have cash flow.

@Jason Waldo. Everything looks good. My only question would be how are u financing the deal? Draining your reserves to finance it might not be the best approach in this market.

@Alan Grobmeier. Two routes to consider: Gold. Look back at 2008. Gold ramped up through downturn. If u go this route and it works, your equity would increase while the majority would be decreasing. It is also liquid, easy, and cheap via ETF. Notes. Buy some real estate notes in an area u would like to invest in at a discount. They foreclose, u get the house. They continue to pay, u get great cash flow. They refi, great ROI! -Justin

@Marcus Cathren I am looking to start investing in notes as well. IMO, an important part in note investing is understanding the time value of money and what a change in interest rates means for the value of your note. If this was not covered in your studies, check it out.

Pete,

Ask 2-3 questions every time u have someone do work for u.  Talent in the trades have many other buddies. The Milwaukee market place tends to me “small town-ish”. Build your network and u will drive success.
