There is a study released that proved that hanging the roll under makes people use less toilet paper. So great for the money saving! But if you replace the roll anyways between stays,

It doesn’t really matter. You do run the risk of annoying your guests with a roll hanging under lol.

Hi all!

Currently working on getting better at analyzing deals. I found a FSBO property that I don't think will be a deal, but I'm trying to figure out what it should value at. It's a bit of a weird property that is hard to drive comps for, so I need some help.

Post: To partner or not to partner

I have a friend who comes from money but due to not having a job (living the good life) he can’t get a loan. I have good credit, a job, and can get a loan pretty easily.

We both want to get into BRRRR and he can provide funding for downpayments, rehab, etc before refinancing.

Neither of us can do it alone and need each other’s financial “perks” to succeed.

From experienced investors, what are your opinions on partnering for a deal like this and splitting profits, seeing if it all goes well, we tackle another?

I was hesitant about these areas due to relatively small population sizes and the fact that Charlottesville doesn’t have too many geographical barriers for expansion, so the expansion seems to spread 360 degrees around cville. Is there something I’m missing here?

@Aaron Howell wow that’s absolutely nuts. I feel like you could sell a Lowe’s shed on a 10sqft lot for 50k here right now.

Looking to buy RE within the next two years in Charlottesville, VA. Currently working on getting some private investors together for that and networking.

If you’re in this market, I’d appreciate any insights into the current status and projections for the future, from pricing, off-market deal finds, etc. Any info you have is welcome!

First home purchase in Charlottesville, VA.

Looking at 220k for small SFH or townhouse.

Shopping around with lenders rn to find the best loan and get preapproved and so far so good!

Question is, for a first timer, what are my downsides of using a Fannie/Freddie over FHA?
