Good point on being conservative. 

It is s Single family home. Its in the middle of a rehab but good condition.  It is vacant

I have $34,000 cash and I will get a loan from the bank. 

Rental is $1000. I am thinking it will go for 1200. 

I included some expenses this time.

This property needs Between $20k -$25k in Rehab. As an ARV of $155k - $170k. The owners tell me they bought it for $100k and they are in the middle of a rehab that they don't have time for.

I am considering posting a video on my personal social media accounts to see if I can get leads on homes I would like to buy. My thoughts are that someone within my network HAS to know someone that has a home that need to sale. ie hobby landlords, distressed owners etc.  I would offer a $500 referral fee to anyone that brings me a deal that I buy. Question: Are there any rules against this? I am not a licensed Real Estate Agent.
