Awesome thank you! I lived in KC for a minute 10 years ago/rough part of 39th & Troost. That’s where I first had ideas/vision for investment properties. Now seems the areas I was interested in have blown up, in a good way.

300k is factoring in another private loan we had taken out that we are paying back with the sale. It’s just north of 200k.

Great ideas! Yes we plan to list it on LoopNet as multi family.
My agent is taking 2% but good idea to take 2% from buyers agent too. Really adds up when it’s over 1M!
