It could be that the town itself is becoming too populated. Surrounding areas may still qualify for USDA

Any buyers represented by agents wont be looking at your property. Agents also wont be pushing your property to their PREAPPROVED buyers.

I have a family member in Houston taking the "Daymond John and John Hopkins Success Formula". He is spending $26k. He is broke with bad credit, so I assume they financed him somehow... Not sure there.

He is in it a couple of weeks, and is now ready to be the Wholesailing King of the World.

Sounds like he still doesn't know what hebis talking about, although they teach him investing lingo, so he feels confident.

This feels like a pure scam to me, but if anyone has any positive experiences, I'd be excited to hear!

It's nice to see positive and negative view points, as long as the OP is being honest about their feelings... I've been lucky... I know of plenty bad flippers and contractors that do shady work. I also am fortunate enough to work with very honest contractors and flippers that have integrity. We all have the same 24 hours each day. Find the good seeds and grow with them.

If you are wanting for investment purposes only, you probably want to go to a brokerage with the least amount of fees... no monthly fees, if you don't make a commission, you don't pay... EXP and KW are great, depending on your goals...
