@Tyler Nelson - Its really a win-win if you are open to both strategies. Buy, rehab, try to sell. If selling does not work - go ahead and rent it out......

@Jewrel Rudolph - There is a reason that people aren't building next duplexes these days....Its because it costs too much and doesn't make financial sense. Im not saying that its impossible, just very difficult.

@Jenny Keffer - This sounds pretty bad, but I would get used to sub-par results from PMCs, especially as they grow and get more assets under management. They will find you a tenant and collect rent. Beyond that I would not expect too much....

@Nat C. - This typically means that the drain pipe is either not installed correctly, or it is clogged. It can also happen with the filters on the mini-split (inside unit) become dirty/clogged. This is a fairly common problem on mini-split systems. Im surprised that your HVAC guys are having issues.

@Jon Swift - Has the lender told you that an inspection is mandatory? I just got a home loan from WF and no inspection was required.

@Austin Youmans - Who does this appraiser work for? Is he independent? If not, try contacting the company that he works for. Be nice, but mention social media reviews...

@Cheri Schaffer - I really think that pets/no pets is area dependent. In some parts of the country you can specify no pets and not have a problem finding tenants. In other areas you may have issues with that strategy. 

We allow pets with a non-refundable pet deposit.
