 Michael - you need to call a few mold remediation companies in your area. Costs vary from region to region.

@Account Closed - With only showing a 10K income last year I think you are up a creek. Did you not need to pre-qual before putting in an offer? Can you scrounge up personal loans to  make the deal work?

@Account Closed - It has electric, septic, and city water. The lot is about 1/2 acre with a fenced back yard.

I think you answered your question already....You travel a lot and it would be nice to have a property management company. You are lucky that you have found a good management company!

From the sound of your post - I think that this is a big project to start off with. Do you feel comfortable buying a house that may have extensive water damage/mold?

Hello Everyone!

I am hoping for a little assistance on a deal I am contemplating. Its a 2,000 sq ft double wide that was build in 1998. The mobile home is on its own lot, which is owned (not rented). The property needs the basics - cleaning, paint, flooring, appliances. Other than the superficial items - the property seems to be in decent shape.

My biggest dilemma is that I have never invested in mobile homes before. I have alway stuck to stick build SFRs. 

I think that I can pick the property up for around 25k and will need to put another 5 - 7k into it before renting it out.

I should be able to rent it for $800 - $850/month. 

What are your thoughts???

@James Kandasamy - I think you need a new AC man, and possibly a new AC. I am in SC right now where it gets 100+ on a daily basis. We can get our place down into the low 70's easily. I would be complaining if I were your tenants too. 78 degrees is simply unacceptable. Get ready to shell out $$$$ if you need a new AC/heat pump.

Peter and Kyle are 100% correct. The problem with allowing ANYONE to paint is that if one person tries to paint and messes it up - the walls are basically forever ruined unless you sand/float the entire wall over again. 

My experience has shown me that most ppl are BAD at painting.
