Also, pulling up the toilet and putting dark wood grain vinyl click lock (thick stuff) over the tile as it is could probably be quick and easy and pull off a good look. I think it would hold up, but if it ended up not doing well, you out a hundred bucks and can go for new tile flooring at that point.

Painting the vanity dark gray and getting a new granite top for the vanity or deep stain butcher block top would blend well too I think.

Not gonna lie, I love the pink and black wall tile and think it’s coming back. I have one in not as good if shape.
Floor tile, white walls, and vanity kill the look though and also I’m not a fan of the black and white tiles over the shower.
I’d do one of these:
I’d find the missing pink tiles, demo the above the shower and go to Sheetrock. Lose the floor tile and go to a black circle sheet tile (penny sized circles) with dark gray grout. Dark Gray vanity with a light cool (more blue than brown) gray wall color.
Or
Hire reglazer to take all wall tile to gloss white, large darker grey tile floors 12x 24s in a subway tile pattern with dark grout. Complimentary vanity.
Of course your choice on all of it but I enjoy playing designer.
Chrome fixtures too, but I just love chrome. Haha

I’ve been looking at that condo conversion too. I have a hard time believing it’s 7500 sqft, but it’s pretty. The condo part added hiccups for my lender and me otherwise I would have toured it.
I’m closing still. There isn’t as much meat on the bone these days, but I can still cashflow on the right property. I can’t 2016 (when I started) cashflow, but don’t think that will happen again and have accepted it.

Definitely pay the professional Reglazer with the harsh chemicals instead of the kit from the Home Depot. Not seeing any photos, but I’ll usually tear out tile and do what I want fresh unless it’s a lot of work and in Good shape currently- then Reglaze tub and tiles professionally.

Looking like 25-30% plus closing costs invested in 4.9 million worth of properties for 200k annual net after debt service by my projections, so 1.6 million in equity/spendings.

Most of my tenants see free online rent in payments as a delighter. When we used erentpayments, before knowing about cozy and Rentler- tenants would pay 3$ per payee to use online rent payments.
Our little old ladies who pay with money orders are the only hold out.
If you need to encourage it, the discount approach seems solid.
