Post: House Hacking² -Renting out a room in your half of the duplex.

I am a new member and I'm working towards my goal of buying my first duplex in the fall. With myself coming right out of college, I am used to living with other people and with very little space, which is why I thought of the idea of renting out an extra bedroom in my half of the duplex. I have friends in the area who are renting out bedrooms for $400 per month in an apartment so it seems like just another way to improve the cash flow of the property. Is this a good idea or am I getting carried away here? If any of you have done this I'd love to hear how it went. Even if you haven't I'd love to hear your insights.

Hello everyone!
My name is Justin Ward, I live in Central New York and I'm graduating in a few weeks with a degree in Visual Communications, mostly working with advertising design and web applications. My first goal is to pay down a little of the debt that I have to get my debt to income ratio in better standing and then try out house hacking a duplex close to where I work. I've been reading articles, forums, listening to podcasts, and reading a first time landlord book, and I plan on continuing research as much as possible before I buy the duplex. I am an artist and grew up on a farm so I'm not afraid of paint or power tools and I'm very excited to get started. After the house hack I'd like to continue purchasing multifamillies to rent out and maybe eventually delve into commercial. I'd appreciate any advice and of course suggestions for valuable educational resources.
I look forward to getting to know each of you, and learning everything I can from you!
