Some good generalized investing principles will help you succeed at this game...
1. Stay fully invested.
2. Time is a limited resource so don't take on more than you can handle.
3. If you decide to go for a large number of deals, then aim for quick profits with huge turnover.
4. If you want fewer deals then get the highest margins as possible.
Very addictive indeed! I haven't played the game today, but if someone beats me then I will surely be back trying to beat the new champ.

Understood. But if you feel that way, then why not do credit card processing? Then you can just have an automatic charge on the first of each month.
I'd rather just have the cash, far less hassle since there is no third party involved (bad checks, post office, credit card company, etc.) and I also use it as a chance to check up on my tenants.

The only true security? Opportunity.
I have an above average multi unit in a "C" area and when I bought it the previous owner told me "you will never keep anyone here longer than a year and you will have to drop by often or else they will tear your place up." My experience hasn't been like that though.
I do have to go there more often than I would for a "B" property.
I do have good cash flow
I do NOT have problems getting my tenants to renew their lease. I think this is because I have maintained the property well and (more importantly) my tenants have stable financial situations. Section 8 is a great program if you can find tenants that won't fight with each other.
One other idea I would throw at people looking through this thread. If you are buying multi-family units then you might want to rent to a handyman. I just signed a contract with a local handyman that says he will do all of the maintenance in my "C" building and I will reduce his rent. So now I have a win-win where all I have to do is collect cash and write checks.

I agree and would add that I only accept cash or money order. That way I don't have to worry about bounced checks (which is quite a problem for other landlords in my area).
Awesome! Since this is the off-topic forum I hope no one minds me asking... exactly how do you accomplish this? It would be great to have everyone in my company using GMail for free email and have the email address be something more personalized. A step-by-step instruction booklet would be much appreciated :crazed:

Good to know. I read BiggerPockets' messages as an RSS stream so I might look at this later.
Now THIS is more like what I was talking about! I want to listen to something while I'm banging away at my computer and these will work out quite nicely. Even better: these podcasts have an RSS feed so they will push the information to me instead of me having to go get it. :mrgreen:
I would still like to find an actual radio stream, but this will satisfy my appetite for now. Maybe such an animal doesn't exist yet... opportunity for some lucky REI entrepreneur out there?
You know what Jeff... I was thinking of doing exactly the same thing. This is just another tool that (hopefully) i can add to the tool belt.

Just wanted to see if anyone had tried using http://rehablist.com to find rehab opportunities. Do they have deals with enough spread that rehabbers can actually make a good profit? Aiming for 30% ROI.

I have a desk JOB that I unfortunately still have to work while I'm building my real estate empire. Since I spend a lot of my day at my computer I was thinking "well, why not listen to some real estate radio station". I googled a bit, but I didn't find anything good.
Does anyone know of a good Radio station over the internet that discusses Real Estate? Finance radio stations would also be OK, although I much prefer a station that centers on Real Estate.
