Don't forget about your local Real Estate Investing Club. While the web is great to gain knowledge and network and cannot replace what can be gained from talking with successful investors and trading information/strategies/contacts/etc.

I checked that site out. If I wanted to apply for a real estate license they have hundreds of forms there.

Just like dozens of other sites I checked, not one purchase agreement.

All sites I see they want you to buy that.

If I get out and about today might try a stationary store, what would be a good bet there??

The last stationary store purchase agreement I saw was awful. Think composed in 1910.

Thanks for the responses tho,,,good try.

My bad...I guess I should not assume that most states have as many useful forms as mine. If you cannot find anything shoot me a PM with your email and I will send one your way.

http://www.nrec.ne.gov/licensing-forms/formlist.html

There is the forms section of the Nebraska Real Estate Commission. That should be a good starting point for you.

Check with your state's real esate commission. Many state's have a website where you can dowload purchase agreement and other templates. I hope that helps.

Short report. Had a great time. The place was packed but I think many properties were sold at very good prices. (If indeed the underwriters let them go for the top bid amount.) I will definitely go again when they return to town - and this time I will do my homework in advance and be ready to pull the trigger.

They require a 25k cashiers check for a deposit that you can NOT get back if your financing falls through.

Are you sure? I read the H&M auction terms twice, and at least here, it was a $2500 cashiers check.

I agree...the auction I went to was $2500

I did mine online when I was deployed and am very glad I did. The classes taught me what I needed to know in an organized manner and included interactions through a forum. While I would have preferred to do an in person class, I am thankful I was able to do it online.

Congrats on taking action, completing a deal and learning a lot. You accomplished three things that many other people only talk about. Good luck!

I agree on the information packet but I think anything else is overkill. If you are providing the proper services to your tenants at the right price and treat them well then you will not have a problem with excess vacancy. I do not see who buying someone a gift will convince them to stay if they were considering moving. In my opinion they best gift you can provide is being a good landlord.
