Don't forget about your local Real Estate Investing Club. While the web is great to gain knowledge and network and cannot replace what can be gained from talking with successful investors and trading information/strategies/contacts/etc.

The last stationary store purchase agreement I saw was awful. Think composed in 1910.

I would check out J Scotts website...look him up and you will find him. If you sign up for his newsletter you get a bunch of free stuff (business plans, tools, etc).

There is the forms section of the Nebraska Real Estate Commission. That should be a good starting point for you.

Check with your state's real esate commission. Many state's have a website where you can dowload purchase agreement and other templates. I hope that helps.

Are you sure? I read the H&M auction terms twice, and at least here, it was a $2500 cashiers check.

I did mine online when I was deployed and am very glad I did. The classes taught me what I needed to know in an organized manner and included interactions through a forum. While I would have preferred to do an in person class, I am thankful I was able to do it online.

I agree on the information packet but I think anything else is overkill. If you are providing the proper services to your tenants at the right price and treat them well then you will not have a problem with excess vacancy. I do not see who buying someone a gift will convince them to stay if they were considering moving. In my opinion they best gift you can provide is being a good landlord.
