I am not exactly sure what you are asking...the answer is probably $0. I am guessing you are talking about guru courses and if so most of the experienced investors here will tell you to save you money for that first investment. I would recommend spending some time on Bigger Pockets before you spend any money for some "system". You can find all of the information you need to succeed in real estate on this forum, in books and by attending real estate investments club meetings. Use the search feature to find answers to any specific questions you may have and if you cannot find something you are looking for feel free to ask.

It is simply amazing where technolgy has gone and will go in the future. And Josh, you can bet the military is already exploring options, uses and testing to gain an advantage based on this technology!

I have actually been looking for houses with mold in my area, as I have seen huge discounts that would make they excellent flip properties. Mold tends to scare off many investors and most owner occupants, allowing for lower offers to often get accepted. Bring on the mold!!!

I see your point but still think it is unnecessary. As a landlord I will make them feel like they are renting a home by always treating them with respect, getting to know them when possible, working with them to quickly fix any issues they may have, letting them know that I am available when they have any questions and concerns, and providing a comfortable place to live in.
I have rented several places in the past and can speak as a tenant and say a gift of some sort would not change my mind at all about the landlords. If they were providing superb service I would say that is on par, if they are not I would take it as they are trying to bribe me in lieu of doing what I am actually paying rent for. I think letting your business and communication speak for itself works.

To address the question in the title...it depends. For some people they could not make it with out a PM, while others find it a waste of money. I would ask several questions...

1) How many properties are we talking about?
2) What type of properties?
3) Can you do the work yourself?

I will do my own PM until I find that my time is better spent doing something else. Only then will I spend 8-10% on hiring someone else to do it.
