Welcome to BiggerPockets Alexander, glad you came out of the shadows! It sounds like you have a lot to offer BP, so get busy! There are a ton of threads and blogs about financing options, so I am sure those resources can help you come up with some ideas that might help you get that next property.

Morris, my personal relationship with our primary lender has been one of the most important factors in our ability to continue to grow over the past couple years, so I highly recommend new investors look into small local and community banks when seeking finance. In addition to better customer service (in my experience anyways) they often are able to lend on properties that larger banks wont.

I found it was actually cheaper to use the lease my attorney recommended than to have them review the one I came up with to include all of the applicable state mandated stuff...you may want to just make a call and ask if they have a lease they recommend and how much it is.

Welcome to BP Raymond and thank you so much for your service, I am glad your intro made it this time! I left the Air Force last summer to pursue other opportunities but loved my time in the service. I am very glad you found BP and have realized how great a resource it is. The best resource on BiggerPockets are the members, and the willingness to help each other. Rob K, almost spilled my coffee! I am pretty sure the U is not supposed to be in the name, but maybe I am wrong.

As for the topic at hand, I think there is a correlation with both location and the condition of the property. I believe higher quality tenants will first seek great locations (safe, good schools) and then properties that are in good condition. Finally, they will seek the amenities they would like. While all of these things might help your chances of finding solid tenants, there are bad tenants in every price range, and every neighborhood, so screening is always incredibly important.
