Post: Daily Checklist or something?

Only you can determine what NEEDS to be done on a daily basis. I can tell you that one thing that helps me is using the "Tasks" function on my phone. I put a list of things that needs to be done into my Tasks every night so that when I wake up I already have my day planned out. Any smart-phone these days will have something similar.

Another thing that helps me is having email on my phone, that way I can be running around and I can get emails and faxes (fax comes to my email) without sitting at my desk.

Your day to day operations will depend on your goals and where your at as a wholesaler. To me, marketing is the most important aspect of this or any business. You need to spend your time marketing for deals and buyers as well as making offers on properties. None of that will go smoothly without a list that keeps you on task. Overall, you need to set your goals and keep yourself accountable.

It seems easier than it really is. For people that are use to showing up at a job and collecting a paycheck, getting started in any business can be a major shock.

This is sort of off topic but important...I highly recommend that if you are working for someone that you continue to do so until you are making more money in your own business then you make at your job. The only reason anyone should leave a job with a secure income is if that job is literally holding them back and financially no longer makes sense. Be prepared to not earn a single dollar for 6 months and you'll be ok. Not to bash the guru's again but there are too many of them that make this business seem so damn easy you'd be a fool not to jump in and get rich...that is just not reality.

I have seen articles on scanning in your own hand writing, that will be my last resort. The main reason I want to use this font is to be able to change up my message easily and not have to go back to the print shop.

I read somewhere that Word 2007 has a template built into it for this purpose. I guess the template is just a lined sheet of paper.

Does anyone have Word 2007???

I'm curious if anyone has printed their own yellow letter? I know how to scan in your own writing and all that but my writing sucks anyway so that's kind of a waste of time. The reason is because I found a font that looks VERY GOOD! The font is called Brian Scratch for anyone that is interested, just don't use it for comma's or apostrophes.

Anyway, I am using Word 2003 and I can't get the text to line up properly with the lines. Does anyone have a template for the older version of word???

Any help would be greatly appreciated.

There's 2 types of motivated sellers that I've wanted to find that I can't find a good source for though. Expecting parents and people receiving unemployment benefits.

I can see filings for birth certificates but I would like to find a way to find the home owners before they actually have their child, not after. As for unemployment, I'm not sure that it is public information at all.

Does anyone know of any public source of finding either one of these types of motivated sellers? Or any other ideas for motivated sellers?

I wouldn't think that unemployment records would be public but you never know. As far as expecting parents you might be able to buy a list from Babies R Us or one of those places. Or anywhere that has baby shower registry.

The downside that I see for the expecting parents list is that you would most likely get flooded with 2/1 homes instead of more desirable 3/2's, but that may not be a bad thing in your area. I know in my market the 2/1's sit for much longer as there are lots of families here.

Your contract should lock the property up for at least 30 days. If you can't sell the home in 30 days it most likely was not a good deal to begin with.

Using and/or assigns on a REO is new to me...I understand your explanation of transfering to an LLC but when most people hear and/or assigns it's generally associated with a wholesaler assigning a contract. Not to speak for David but I think that is what he was referring to.

To answer your question, I think the banks hurt themselves by loaning money to people who could not afford what they are buying. The end result is that they are timid when dealing with ANY investor.

The type of Wholesaler your referring to generally does not get involved with the REO game because you need to be a real player to flip REO's. There are good Wholesalers all over the place, it's unfortunate that you have not found any local to you. A good Wholesaler will make your life a whole lot easier.

Did you ever print out your own letters? I just found a font called "Brian Scratch" that looks very real on the yellow paper. I was hoping to print some letters but I can't get the text to line up properly on the lines of the paper.

Anyone done that successfully? If so, do you have a template for word or what? I'm using Word 2003.

That commercial is great. I went to their website and saw their inventory, looks like a real company.
