@Gina Mueller we do the SW suburbs like Berwyn and Cicero if you get anything in those types of areas.

@Cardiay Watson we use the CAR lease as @Daniel Baker mentioned. We simply would change the lease dates to be 1 month to make it a "MTM" lease. I would imagine any strong Chicago lease would be fine, but the CAR is something we do.

@Javian Moorman are you trying to get granite or quartz in bulk? Or are you looking for laminate? We have been switching back to laminate this year in our Berwyn and Cicero rentals as the renter pool has been ok with it.

@Henry Lazerow this has been the strongest rental growth season for us on record. We have a large exposure in the suburbs like Berwyn, Forest Park or Cicero. We are seeing 1 bedroom rents up over 10% YTD. In some communities, the 1 bedroom apartments are up closer to 15%. It is insane. 

I am seeing a lot of strong rental growth in Chicago as well. Our Irving Park and Albany Park locations are seeing very good growth this year on the rent, and we are definitely getting high quality applications as well.

@Denise Crudup you would want to get a zoning certificate. That would show you what the real zoning is.

@Conrad Legé Cook county has the just housing ordinance now, so criminal cannot be considered until the end of the process. A lot of companies are doing something to protect themselves, which is to completely remove the criminal portion. It is a terrible idea. You CAN still screen for criminal history, but you have to comply with the just housing ordinance.

@Brandon Brown I have done this many times on buildings where it is required by code in Berwyn and surrounding suburbs. We also dealt with this in the City of Chicago. I would anticipate roughly 20-40k depending on how deep you have to go. Typically you end up putting in a new meter socket, new panels and the new service.

@Llewelyn A. so if you are a licensee (at least in IL) and you list a property for rent that you own, then you have to provide a notice of no agency. That is to be clear that you are NOT the potential resident's agent. The same thing happens if you FSBO as a broker. You have to disclose agency. Every time.

We all take nonstop post licensing education about this.
