@Matt Gragg if you only go with the insurance estimate, then yes, it won't be accurate, that is the point of my job, to come up with my own scope of work using xactamate and then we basically end up arguing with an adjuster for a couple of weeks until we came to a reasonable price usually 50% to 75% more than their first estimate (sometimes 100 to 200% more,  that depends on the level of adjuster that you get, if they send out a small loss adjuster or even a mid-loss adjuster first then the estimates are going to be really bad).  If we both aren't happy then we both did our jobs correctly. 

 If you have a large fire or water loss etc. and you only go with the adjusters estimate you're foolish. 

As a restoration contractor we use xactamate so we're speaking the same language as the insurance company.  Our company has been in business for nine years relying solely on Xactmate estimates for our contracts with our subs and homeowners.  Makes for some very  detailed scopes of work.

Hi, @Toby Rachel   I've been a fire restoration contractor for 6 years here in the LA area, estimating fire repair using Xactimate and then restoring the homes.  I would love to help, but the answers are way too complex to type out here. There are a lot of variables to consider, if you want, PM your phone number and we can talk about this by phone. Or you can ask more detailed questions and I can try and help on the specifics of each question.

@PAul Kazak If you had a mortgage on the house the funds would go into an escrow account with you, the bank, and the contractor as payees. This is the way he is used to working, so that's why he wants you to do that. You can put it in any escrow account you want if that makes you feel better. It doesn't have to be his bank.

 You should definitely contact two or three fire restoration contractors in your local area, some of them have probably already contacted you, have one write a detailed scope in Xactamate and have them help you work with the insurance adjuster.  I would not work with the insurance adjuster alone it will not be in your best interest.

Fire damage can be anywhere from $20,000-$220,000 depending on the fixtures and quality for that size of house. But if you can't see the damage from the outside it's probably between $20,000 and $50,000 in damage. It's hard to have an actual fire in the house and have less than $20,000 in damage. Of course I'm talking insurance settlement dollars, so you can get it done for less $ than that. If the ARV was on the low side of what you said the deal looks tight to me. If it's the high side of the ARV I would be interested if I was you. Let me know how it turns out.
