As many other posters have stated. You will definitely need to get rid of carpets. I'm not sure about pergo. With real wood, I sand and seal with poly. Polyurethane is tough. You can't strip pergo might be easier to replace. In flipping or renting Kilz is your best friend. It covers up a lot of sins. A quality primer is a place I would not cheap out. Shellac is also great when sealing up wallpaper. Swap out your filters in the AC before you paint and turn it back on.

David Faulkner I am definitely not a real estate agent and I am not trying to pretend that. I appreciate the advice. I was just excited to see something in my hometown. Which is very small. I will edit the above message. I was ultimately just trying to find people to network with. It's hard when you live in a rural area. It's hard sometimes to know what is appropriate to say and what is not especially when your new so I'm a big dumb redneck that just likes to talk and meet people. Thanks for the guidance.

Israel Ramirez howdy amigo, so I'm a native of cleburne and just moved back there last week. My family had a little commercial and a little residential in the area and I can tell you cleburne is kinda of a weird. There is a still a lot of the good ole boy network going on. Sometimes it just takes driving around and talking to folks. One of the big problems is the oil and gas industry had a lot of the commercial space rented. When that collapsed a lot of the of the older buildings didn't have businesses that wanted to rent them out. Most of the growth in town is on the North West side towards the Chisholm trail. Main Street really isn't trendy and a lot of it is run down. Most of the streets adjacent to Main Street aren't the greatest of areas. There are customers though but it may be a price point issue. We own a building on main street and have been there 15 years or so. DM Me and maybe I can help. I don't mind signing a non compete and could either work a JV deal with you or possibly be interested in looking at the property.

Welcome to BP!

Wesley, I'm new here too. Welcome from another oil and gas guy. I travel to a lot of the basins and spent most of the winter in ND. The man camps up there were shuttering left and right due to the industry pull back and from what I could understand some local laws that were trying to push them out. Williston also had 1000's of apartment units that were built and shuttered because all of the oil workers left. I would love to see some threads on here about the rent in the oil boom towns. It is insane. 

The man camps in Midland/Odessa still seem to be chugging right along. Mostly because there is still a lot of work there. We only due midstream and upstream so my view may be a little myopic. But I would definitely reach out to some locals in Williston or Watford City ND to see what the scoop is on the Bakken. I'm sure there are some West Texas guys here too. 

I have a shop in TX and PA so that's where I spend most of my time. My guys that work on the Marcellus usually live in local housing or hotels. They love the local housing because it's cheap but with the all of rigs sitting in PA right now there isn't a whole lot of guys to rent to. I'll be in Pittsburgh in August for the AGMSC. If you would like to get coffee or lunch DM me. I'm always up for meeting more people in both industries.

Howdy All, I am so glad I've found this community. I have spent the last several years doing nothing with my passion for real estate and have been re-energized to get of the pot and do something. I am re-locating to the Parker/Tarrant county area from New Mexico. But I work will be working everyday in Johnson county and that's where my family is at. So I will be focusing on that area for now. 

I can't wait to meet some North Texas REI's. Thanks for all of the knowledge available in this community.
