Post: Acreage in Humboldt County off the Grid

I have a brother in law that owns 20 acres in a land share situation.  Finally the land partner is willing to sell, so there is actually 40 acres available.   There are two houses on the 40 acres.  TONS of water via natural spring that has plenty of capture capability...  Something like a 1000 gallons of fresh water a day....   Seems perfect to me for growing pot.    He has been living on the property for over 20 years so it is clearly self sufficient.  

Trying to help him get it sold so he can move to Ohio to take care of aging mother....   Anyone have any advice?     Feel free to private message me.

It is remote and beautiful with a 1,000 gallons of water a day from the existing tank that is filled via a natural spring on the property. House is 2 bedroom with wood burning stove. Outhouse. Water systems is a hydralulic ram pump. House runs on propane. This Humboldt County property is going to go on the market and I keep telling him to keep the commission in his hand instead. So, posting on his behalf and hoping to get some direction from either  @Jay Hinrichs and @J. Martin

I have been steadily purchasing properties from wholesalers, mostly through the networking I have one in person as well as on Bigger Pockets.   I like Atlanta and have 5 houses and a duplex there now.   I am self managing these properties and have done a good job so far.  I do have a contractor that while not involved in my larger scale rehabs, does a great job to get things repaired quickly.   He is respectful and honest...

I do not want to have all my eggs in one basket and was considering Ohio.   I am wanting to hear from folks as to better locations that have not already seen the equity build in the past two years, but may at the beginning of that cycle.   Does everyone :)

So anyone that thinks they have good specific geographies in Ohio, I would love to hear from you.   I would hope to acquire at least 5 properties, am open to multifamily.   Not opposed to some rehab that may need to be done in order to make it renter ready.  

I would like to hear WHY you suggest your favorite spot!   Looking forward to hearing some feedback.

I would most certainly have a qualified contractor walk the property to ensure that you have good rehab numbers.  I'm becoming a big believer in understanding the permitting process in the specific location that you are buying. That one is been a painful learning curve for me. And as always if you're looking to flip plan an extra two months of holding costs

Trying to understand your post.  

Is the $150,000 for 4 properties? If so, then can you outline more details about bed/bath count and rents for each unit? Is this a 4Plex or are they separate small SFH? Do you own the property or hold the contract for assigning - basically wholesaling the deals. Connect with me offline.

I still am finding off market deals... they have to be vetted by legs on the ground you can trust as well as legitimate documentation; leases with contact info so  you can reach out and talk to the tenants, someone to review the property for you that is competent with regard to understanding HVAC, Electrical, Roof and Foundation...   All properties that are off market will need a little work or have tenants that are below market rents, but taking the first year to right the property and re-rent for as much as possible is my overall plan that I execute.   You hear all about Texas as a place to invest, I just don't love Texas.   Open to other places that others might offer up as not already saturated, but with jobs and people moving there...
