Post: Paid Cash on Rental Prop and want to refinance

We paid cash on a duplex and are putting some money back into the property to restore the garage etc.   I did not realize it would be tough to refinance the property to pull cash back out to reinvest elsewhere.  We paid $30K for the duplex.  Putting in about $20K to rehab where needed and take care of differed maintenance as well as to increase rents.  Rents now for $1100 total.  It would appraise for $80K post repairs.    I did not know we could not immediately turn around and refi so that we could pull cash back out.   I am hearing that we have to wait 6 months.   Anyone have any ideas on how to refi sooner?   Clearly we will go into the next deal with a loan, but wanted to see if anyone had any better ideas of how we can get cash out sooner than the 6 months?

As always J, you are mindful!    We would call you a woman's man in our household.  Which is a good thing.   I have to admit, that while I did notice that there are fewer women than men in the meet-ups, it does not bother me in the least.  I agree that I can learn from either women or men and I can teach or mentor to either men or women.   I suppose having been in a predominantly male dominated work environment for about 30 years, I don't even give it a second thought.  I prefer to have a mix of people and love your meetings!   See you soon.

Great meeting tonight.  I did email out the list of names and emails to everyone through email rather than posting on this site.  I know there were a couple of addresses that I could not read correctly.   Thanks to Shane and Troy for leading the effort and to Mike Young for connecting the Meet Up w/ him to the Meet up with you all...   Good showing.

Hi there.   I am reading through the site and really seeing some great stuff!

I am relatively new to formally being a real estate investor, but have done multiple major remodels on private homes and income properties before launching my business.   I have been in sales for 30 years.  I am doing some on the ground work to find properties, which is a challenge.
