Good luck!   Long drive - lol

I really like Atlanta.   It is beautiful, lots of green space, it is diverse - traffic sucks, but I guess if you have to commute to an office, life would suck no matter where you are.   I love being my own boss.   Have to keep my eye on the prize so I get to stay in this business.  

Keep good thoughts for the two rehabs I have going on...

I am believing that the CA market or at least No CA - Bay area has topped out...   I have been considering selling my house for some time now and am in contract at over ask.   I have been purchasing SFHs in Atlanta that are cash flowing..   

I am curious to hear if others think I am crazy.   I want to retire on the income from these rentals.

My partner and I - after 15 years actually want to live in one house.   So, I have a place to land.    Chime in or give me things to think about!!!

Start with checking your spelling.  

Go to Real Estate Investment Group Meetings in your local area.   Go to Google and look them up.  There are many in your area.  

Understand that working with investors is different than working with the retail market. 

Research the investors that want to use you; be sure they have done projects before and know how to make decisions and how to allocate money to a contractor. 

Be prepared to show them your work so that they are assured of your quality.

I am in agreement with everyone here in that private money rates are most definitely in the 10% and up range and even then, some of these PM lenders are getting sophisticated enough to attach points.    Networking and creating credibility related to what you do is the key!

I have some interest in your properties...   

1)  Do you personally have these under contract?

2) What detailed info do you have relative to rent rolls, leases in place, pictures, rehab required, if the property is under management or how they are being managed,, etc....?
