We charge $250 for lease renewals! On large multifamily properties, sometimes PMs have a small stake in the equity as well.

@Robert Ortega We recommend managing your first 3-4 rentals then handing it over to a property manager. Managing very few will not take much of your time. Once you've managed yourself for sometime, you develop a greater level of understanding what to look for in a PM. Hope this helps!

@John Chace We really just started the email/social media campaigns for brokers only a couple of months ago. We added two complexes in the past six months that were both from networking with brokers. We passed up allpropertymanagement last year too, but when you look at the lifetime value of a customer for the larger complexes, it makes more sense

Hey John, we just started calling owners to see if they're interested in a proposal, starting allpropertymanagement this week, network with a lot of brokers, and we really started focusing on putting out content in the past 3 months. Hope this helps!

Hey Alex! You can use the income from the properties you buy and that will help your DTI. I see most people top out around 7-8 properties before their DTI is too high. Then, if you have a spouse, max out their 10 as well. After that most people go the LLC route.
