@Gerrett Houston hey Garrett, after reading the current lease in place, we have gone both routes. We’ve done construction while the tenant is still occupying the unit and worked around them. Makes it tougher but we were also able to raise rents quicker.

We have also just waited until the tenant moves out. Hope this helps!!

@Hunter Soli we moved to houston two years ago from CA to invest. It’s a good market, but the best part is cost of living is very cheap and the opportunities here are endless

Just run the numbers well with the HOA fees :) Also note that most people are dropping rents due to COVID right now. Avg rent for condos/townhomes fell 4.6% in Houston in June

Try finding the deals and using a private lender! Maybe your parents or a family member have a 401k they can lend to you out of. Good luck!! You're on the right path with soaking in the knowledge right now!!

Houston is a great market! Just be aware of property taxes when calculating numbers. Cypress and Tomball tend to be more expensive, but nicer rentals. Katy, Spring and Pearland are typically cheaper but lower rental rates as well. 

Hey Sharon, for people with low credit, we require a higher deposit. If it's really low, sometimes we'll do a double deposit, and first and last months rent due prior to move in. Or ask for a co-signer if possible!! 

We have lowered rents between 10-15% because of the pandemic. We finally have units being filled much quicker now. Hope this helps!
