For something that small, unless you're looking for a stated income loan (no personal income verification and no tax returns), you're best bet would be to call a couple of local community banks and credit unions.

Need more info. I'd look at agency backed debt first. You can do a supplemental up to 75% LTV after 12 months. Second scenario could be other agency execution or a bridge loan with declining prepay that fits your exit.

A bank might also tell an out of towner no, when, in fact, they'd do the deal for a mortgage broker.

Technically FHA does offer multifamily loans that allow for commercial space. Commercial is limited to a certain percentage of net rentable area or EGI. These loans are not like the 1-4 unit FHA loans.

That said, it wouldn't be a fit for your scenario.
