Anyone interested in sharing your lease forms with BiggerPockets?

I'd be willing to combine / categorize all of the sections and post them on BP so everyone could benefit.

I am specifically interested in Texas leases so I'd start there first.

It's not about someone's title, it's about actions. Leasing, renting, listing, procuring prospects, negotiating, or offering to perform any of those acts on a property you do not own, may require a license in the State of Kentucky.

Not familiar with laws in Kentucky, and I obviously don't know what licenses H holds. Can H legally be the property manager? He clearly does not own the property, and I highly doubt he is doing it gratis. Not that this means much, but I'd hold it over his head if things were not getting "done" as promised.

I view some of this stuff like insurance. You pay to move the risk or liability off yourself. Other than switching out like for like, or very simple stuff that won't get you in trouble, I'd hire a licensed electrician.

To help with the replies, can you specify whether you will be the leasee of the kitchen or if you are subleasing it out, etc. Also, I assuming this is commercial?

I was at a conference at La Cantera on the west side of San Antonio, directly outside the outermost loop. I didn't have anything scheduled that morning so I slept in (from a late night). While still in bed, I turned on the TV. By this point the towers had been hit. I watched a couple of seconds, then flipped the channel to see what else was on TV. I though it was a movie, not having paid attention to anything that was happening on the screen. Next station, same programming. Next station, same thing. WTF! Yes, as you can imagine, I now know what's happening. My hotel room window faced east towards downtown San Antonio, a town with several military installations. I leaped out of bed and tore the curtains open. Good! No smoke...it's still there. Phone, phone, phone, where's the freaking phone? Call wife. We lived in Austin at the time. She's OK. Kids, have you heard from the kids? They're in school. Go get them. What, she says? We've been attacked...I'm getting cash and heading back home...Go get them.

I ran into one of the morning presenters on the way down to the main tent area. Get this. He's complaining about lack of attendance. All I can say as I pass him is, "do you even know what **** is happening right now." He mumbles, yeah but.... I'm thinking, are you freaking kidding me???

Was I freaking out? Not really, but I knew I needed to be home with my family...not 100 miles away in a town I considered a strategic military target.

Josh - I wasn't suggesting you do it. I was giving you examples of how to fix it, whether you did it the contractor.

We had our pool redone. New plaster, tile and coping. Decking was masonry with those little pebbles, don't know what it's called. Anyway, some of it was stained in the process. They used muriatic acid to get it out. Even made the clean areas look great again. I have gallons of it and use it in our pool. It's one of the big three chemicals used to keep the water balanced.

Try hot water and stiff brush. Repeat as necessary. Let dry overnight.

If that doesn't work, use a very small concentration of muriatic acid with water. Don't experiment here. Research or get qualified recommendations. And like anything else, treat a small area first. Concrete is porous - don't leave it on too long. This stuff is toxic. Read the label.
