I don't know enough about the deal to comment on the numbers, but what good would a life insurance policy do if you trashed the place and walked away ... would you meet an accidental demise in a dark alley???

Can you tell us more about the deal?

Kwikset sells a tool to remove the cylinder so you can flip it right side up. google kwikset removal tool. Cost a couple of dollars.

Mike - Sorry, no clue. That's far enough from me to qualify for a relocation deduction.

Bryan - I've only attended one in DFW. It's now defunct. Went about three times. Was not worth the $20 or the 20 miles. My reason for asking is two fold: 1) see if any were worth attending and 2) meet some local people from this board.

I would also suggest the following. Think like your target audience would. Search those phrases / keywords. Click on the sites with the highest rankings. Right click anywhere on the first page of these sites. Click on view source. Take note of what is in the meta tags. Look to see how those words were weaved into the site's page copy. Incorporate what you find useful into your site.

Make sure you're using something like google analytics and google webmaster central to track results.

Don't know what he's getting in rent. Would it make sense for him to buy one of 20k condos to wash out the loss on this one. He could also try to move the renter over before selling the underwater one if he really needed to.
