Gotcha - one of the turnkey providers I talked to (who has inhouse PM) didn't have information on vacancy rates by neighborhood - is that a bit of a bad sign? I think that if I were a PM company I'd certainly want to be able to easily slice my data by neighborhood or other factors.

Bit of an odd rant, but does anyone else find it a bit odd that the BP podcast has ads? Since BP is a paid product, you would think they would either have no ads at all or only advertise the BP community.
Ads always dilute the message of a podcast host a little bit, depending on how well-curated they are.
The fundrise ad for example - Brandon says "this is the future of real estate investing" in his own voice. Does he really believe that? (Doubt it...that's generally not the kind of thing they are encouraging people to do in their actual content) So is he just saying that because they're paid to say it? Dilutes their credibility.

Good point - so in that case do you ignore Trulia's crime feature entirely or do you try to only look at certain types of crime (violent?) to get a more accurate signal?

Using Trulia. Yeah it is technically just outside of the higher crime areas, but in my mind (could be wrong) if you're 4 blocks away from high crime, you're basically in a high crime area.

Let's say that you house hack with a 3.5% FHA loan, but you don't stay in the house that often (once/week?), because you have another house in the area where your family lives. Is there any guidelines on exactly how often you have to sleep there in order for it to be valid?
