@Caleb Wall Welcome to the world of REI. Househacking is a great way to get started. Right now your biggest focus should be education, BP has a bunch of great books so start there. Next find a mentor. I know @Gregory Schwartz personally and he has a great wealth of knowledge and has househacked as well. Lenders are a must especially when just getting started. Start by looking up FHA loan blogs to get an understanding about low money down options, VA if you qualify as well. I purchased a couple of duplexes last year and I am currently househacking here in College Station. Next start analyzing deals. BP has a few good calculators but just start crunching the numbers as if you were ready to buy. Analyze as many as you can so when a good deal pops up you know it, and you can move on it. As for where, analyze deals where you want to buy. There will be a meet up here in College Station in a week or so. Come by and check it out, learn with the rest of us. @Gregory Schwartz 100%. Did not think this would happen. Long term play for sure. My Realtor at the time asked if I wanted the other and I said “sure”. That was an expensive ‘sure’ for sure. But it’s a good deal even with the short term sacrifice.

@David Schmiediche current return is... I’m eating about $200 a month with both rented. Had a tenant resign with the previous pm before closing and no disclosure at the table. 10% down, 8.5 on the interest rate. It made long term since though. Equity / forced appreciation play. One year after close I’ll be eating $200 as an owner occupant. After I move out I’ll be cash flowing $500 a month. I had to zoom out on this one.

Small multi-family (2-4 units) buy & hold investment in College Station.

Purchase price: $173,700
Cash invested: $30,000

Purchase: $173,700
Repairs: $10k to date

Notes: Inherited tenant at $695, rent after renovation $895, currently listed for rent at $995.

Cosmetic renovation, purchased on sellers finance. After inherited tenants move out, I will conduct renovations on that unit and conduct a renovation and house-hack to qualify for owner occupied loans.
