Hello Kamia and welcome to BP!!  Are you also familiar with GaREIA?  That will help with your networking, knowledge and experience locally as well.  I lead the SouthSide group and we have a meeting tomorrow night at 6:30 pm at the Piccadilly in College Park off Old Nat'l Hwy/Godby Rd.  You should come out and network with the other investors.  Hope you can attend!

Thank you for the invite Mr. Campbell.  I would love to attend the meeting, however this week won't be possible.  Do you meet every week at the same time and place?  I will definitely plan for the next.

Now the $25k and $35k is far too much when have people willing to help you and give advice for free like here on bigger pockets. The money they want you to spend should go towards your first deal instead of there education they are selling.

 Hi Mr. Fleeman,

Its great to hear that the seminar is a good use of time and money from someone who took it.  I totally agree with you about the better use of my money.  So glad I found this site!

Hello Bigger Pockets newest member!

I just wanted to take a moment and say hello as I also am an Atlanta-area investor. I live on the north-end of Atlanta but do most of my investing inside the city-perimeter. There are a couple good REIA's here in Atlanta that I would recommend you consider joining if you are not already a member. There are also some really good Atlanta-area investors on Bigger Pockets.

Here are a few tips for Bigger Pockets so you can get the most out of it:

Be sure to set up “keywords" for whatever type of investing you’re interested in with "Atlanta” obviously being the primary keyword.

Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.

Lastly, try to get involved in the Bigger Pockets community. Don't be timid - share advice and ask questions!

Good luck. I hope to see you around Bigger Pockets as well as in the Atlanta-area market. I’m here if you have any questions!

Professional regards -

Andrew

Thank you Mr. Cordle for the great tips!  I will be sure to implement them all.

You are wise to soak up as many of the free resources as you can. There is an abundance of solid, useful information on this forum and others.

My strong recommendation is that you do consider wholesaling as your primary gateway into the world of real estate. The main reason is that the barriers to entry are low enough (and the risks small enough), that you can jump right in and start transacting. Trying to begin by rehabbing or landlording can be so scary and intimidating that many never get started at all!

And that's a shame, because the key to real estate investment success is getting better at transacting: It's about searching for a deal, recognizing a deal, getting agreement, getting it under contract, getting paid, and then doing it again, only better next time.

Do learn what you can, but my recommendation is to begin transacting as early as you can!

 Mr. Messer,

I appreciate your recommendation.   And I agree that getting out there and transacting is the best teacher.  As soon as I feel I have a good grasp of the steps, I want to dive right in.  But I don't want to put the cart before the horse.  I want to create a businrss plan, have my strategy documented, etc.  All of which I plan to do before summer.  My short term goal is to have my first transaction in process by June of this year.  In the meantime..... I will be doing all I can to prepare for success.  I need to know the best way to search for and recognize a good deal.  And then once I do, what is the best way to gain agreement and get it under contract.  Also start building a network of buyers and lenders. These are the things I want to educate myself with and learn from others on this site..... including you if possible :)

Thanks for the encouragement.

I talked to a few of the attendees. They all seem to be excited about what they were learning but very few were interested in the next level of the education that would be offered.

I know of and follow some really cool and active investors that are Fortune Builders coaches. I think if you paid them all the money they ask for you would get some practical education and even in-the-field training. However it's pricey and I think you can do a lot for less via BiggerPockets, Youtube, Books, and REIA meetings.

Again welcome to the forum and community and good luck with all your endeavors.

Thank you Mr. Ejirika.  Its good to know that the seminar will be beneficial.  I am looking forward to it.  But as you indicated, I believe ther is a wealth of information on the internet and in books.  I will be tapping into those resources first and go from there.

Hi BiggerPockets!

My name is Kamia Atkinson from Atlanta.  I am new to Real Estate Investing, and very excited and ready to learn.  I took a free Than Merrill Real Estate seminar a few weeks ago, and signed up for the 3 day course in the beginning of March.  I read the guide provided for the class, and started doing my own research online and lucked up on this site.  I know the upcoming 3 day course I will be taking will be laced with the strong encouragement to spend thousands of dollars on mentoring and coaching from them.  But now that I've found this site, I am very comfortable in knowing that I can learn what I need, and meet others with knowledge they are willing to share, without shelling out such and large amount of money!

I am still researching to determine what niche I want to focus on..... I initially thought that I wanted to start with wholesaling.  It sounds pretty straight forward, and if you find your buyers first and determine what their requirements are, I don't see how you can go wrong.  But, I need to do a little more research before I finalize that.  My initial thinking was to start with wholesaling to build up some cash, and then invest in rental property.  Any thoughts, views, or experiences with wholesaling would be greatly appreciated.

I look forward to interacting with everyone.  I am a sponge and ready to learn!  I also would love to get to a point in my knowledge where I can help others.  Let the journey begin!
