I own a property in Idaho free and clear that is in an area under revitalization and re-development, there is a lot of high end town homes and condos in development selling before the places are even finished. The property I own is two separate side by side city lots with a mobile home sitting on the property that I rent out. The zoning allows for high density, up to 35 units per acre but the layout of the property realistically would only fit 4 town-homes. The city is much less restrictive if you only build two units per lot so my plan is to build two separate (2)-unit town-homes, one per lot. Building more than two units per lot requires extra storm water treatment and adds more design, review, and construction costs From what I can tell, other builders/developers in the area have built two and three unit town-homes that do not have HOA's. Do any of you out here have any experience with developing 2 to 4 unit town-homes? Or if any of you own a small unit town-home with no HOA what has your experience been? If I can go down this path with minimal legal work and avoid setting up a complicated HOA and CCR agreements I will be able to get the most out of the property.

As I was driving home from work tonight listening to Bigger Pockets Podcast 143 (which was excellent if you haven't listened yet) @Brandon Turner brought up a very interesting article that just came out on Fortune.com regarding Wall Street's housing bet not paying off. It is a very interesting article that Brandon and Josh started discussing at the end of the show but they didn't get too far into the conversation before ending the show so I was left hungry for more discussion on this topic. Here is the link to the article discussing events that may be some indication that the single family housing REIT's are headed.

I am curios what everyones thoughts are on this and how the market may shake up over the next year or two as a result of Wall Street realizing they don't want to be landlords.

@scott rist - Excellent choice investing in Boise! I have my rentals in Boise/Meridian because there is so much opportunity there and I am familiar with the area since I grew up there. Boise continually ranks in the top ten cities in all sorts of categories according to Forbes, Money Mag. etc, such as best place to live, start a business, raise a family, or own rental property. 

The city next to Boise, called Meridian, is one of the fast growing cities in the US right now which means lots of opportunity!

I know this doesn't answer your original post since it sounds like you're already sold on Boise I just got excited hearing someone else talk about Boise. Do you have ties to Boise or Idaho? Just curious how you picked that location.

Are there any active wholesalers in Ada County Idaho (Boise, Eagle or Meridian)? I live in California and grew up in  Boise so I invest there since the price point to entry is so much better.

I live in California and invest in the Meridian/Boise area as well (one of the fastest growing cities). Once you get a property there I have a good property manager that takes good care of my properties.
